It has been a busy fortnight with Easter, ANZAC services at the Masonic Lodge and local schools, our Dawn Service, the march and 11am service, pre-poll voting and as usual, a large amount of reading in preparation for Council’s Ordinary meeting on April 30 2025 (the meeting can be viewed at Scenic Rim Regional Council Ordinary Meeting 30 April 2025 – YouTube )

This week has resulted in very long days (Wednesday 13 hours and Thursday 15 hours) as a result of two community consultation sessions in relation to the draft Budget and the draft Corporate Plan at Beaudesert and Boonah, portfolio briefings, a business breakfast with two inspirational speakers, a delegation of civil servants from the small country of Bhutan and the launch of Eat Local Month in addition to the Ordinary meeting.

Developers continue to try to have a lend of Council’s Planning Scheme as demonstrated by the revised subdivision application RAL24/033 refused by Council 6 votes to 1 at the Ordinary meeting (watch from the 36 minute mark in the link above) in respect of land at Fields Road, Gleneagle. 

Lots below 600m2 are not to make up more than 15 per cent of the total number of lots. In this instance, 14 out of 30 lots were less than 600m2 – 47 per cent. 

It also failed to meet the requirement for a minimum average lot size of 700m2 and some lots failed to meet the minimum frontage of 18m. One lot was 9.6m too narrow and another 11.9m but, hey, the developer’s yield was what really mattered. It is time developers took the requirements of the Planning Scheme as minimums and worked to achieve these rather than attempting to circumvent the intent of the planning scheme which is to provide liveable communities.

Land valuations – for those interested in the “comparable sales” of vacant land used to determine your new valuation, some (but not all) of these sales can be viewed via a search for “Land Valuations on the Qld Globe”. 

Enter your property details and you can view the valuations of nearby properties and also see the sales used. A little leg-work then highlights if the properties are in fact “comparable” or if you may have grounds for an objection. Objections close May 26, 2025. 

Green waste – can now only be dropped off at the Knoll Road tip, including by commercial operators.

A reminder – all properties advertised/available for rental – including via real estate agents – must be fit for purpose and approved as a dwelling. 

Dwellings sub-divided into two (or in a recent case, three lettable spaces) and converted sheds and garages must have Council approval.
