“THERE’S a waterfall coming down the stairs and over the balcony,” were the words used by the tenant downstairs to Tamborine Mountain Law at Tamborine Plaza on September 3, 2024.
I dropped everything and raced to the office.
Walking inside was like walking into a sauna – the hot weather at the time hadn’t helped.
The squelching of water over my boots told me everything.
Thank goodness one of the other owners in the plaza had turned off the water, however the damage had been done.
The entire office was flooded!
The water had gone into the next office at Voyager Wealth and right through the slab to pour out of the toilet light fittings downstairs.
Everything was soaked. When the carpet came up the underlay disintegrated in my hands, and when that was taken out, there was still a fat four to five millimetres of water on the slab.
The water had infiltrated everything including the plasterboard walls.
The culprit? A burst flexi hose under the kitchen sink.
The result was that the offices were not able to be used for nearly seven months while the insurance companies sorted it out and then the tradesmen.
Clients were able to come down the Goat Track to our office at Canungra Law and for Voyager Wealth their Canungra office without too much inconvenience.
However now that the Goat Track is closed due to damage from Tropical Cyclone Alfred, the timing couldn’t be better to finally be able to move back into the office as of March 27, 2025.
We are back!

I hope that this story has some positive effect in that I encourage everyone to check their flexi-hoses at least six monthly.
They are not made in Australia and apparently they burst quite regularly.
So beware the flexi-hose!
