Two Beaudesert properties amongst the longest on the market
HOMEOWNERS throughout the Scenic Rim are still enjoying growth in the value of their properties despite a slowdown in the property market in many Queensland areas.
Latest quarterly figures from PropTrack, who specialise in residential data services and property market insights, showed Tamborine had seen one of the district’s biggest increases at just over four per cent.
The data revealed the average price of homes in the Tamborine area was now sitting at $1,197,569 which exceeded average property values in nearby Tamborine Mountain which sat at just over the $1m mark.
While homes in Beaudesert have shown an annual increase of 13.5% the quarterly increase was the amongst the lowest in the Scenic Rim area at only 1.3%.
The average home price in Beaudesert is now $605,159 which compares to Canungra where quarterly prices increased by almost 2% to $878,154.
The latest data from PropTrack also reported that two properties in Beaudesert had the unenviable title of sitting on the market for record long periods.
These included a 43.12ha rural property located at 4432 Beaudesert-Nerang Road at $10m which the owners had been trying to sell for more than a decade.
The property currently claims the title as Australia’s longest-running listing.
It includes a four bedroom house, veranda, pool, established gardens and divided paddocks for horses or cattle.
PropTrack data revealed it has been on the market for 3652 days.
Property records reveal it was purchased by the present owners for $3.1m 16 years ago.
Yong Real Estate agent Harvey Huang, who is marketing the $10m Beaudesert property, was reported in the media recently saying “the owners were not in any rush to sell unless they achieved the right price, they had a few offers on it but not at a price they are willing to part with it.”
It’s understood the property is rented and the owners lived in Brisbane.
Another property in the Beaudesert region is also proving hard to budge at 37 Anna Street.
The old Queenslander on the 1720sq m block has been on the market for almost eight years and is now listed $825,000.
